Onyango & Kiambuthi Advocates is a Karen-based practice focused on the matters that shape family life and property: separation and divorce, children, matrimonial property, succession, and land.

The firm is led by Esther Njeri Kiambuthi, an Advocate of the High Court of Kenya with experience in family law and conveyancing. Clients work with her directly, from the first consultation through to completion.

Family law

Guidance and representation through changes in family life.

  • Child custody

    We act in applications for custody, access and maintenance, always guided by the best interests of the child. This includes agreeing parenting arrangements and varying existing orders when circumstances change.

  • Division of matrimonial property

    We help establish what counts as matrimonial property, each spouse's contribution, and a fair division. This covers land, the family home, businesses and other assets, whether by negotiation or court proceedings.

Conveyancing & land

Transactions, titles and disputes involving property.

  • Transfers

    We handle the sale, purchase or gift of land and property from start to finish: due diligence and official searches, the sale agreement, consents, stamp duty, and registration of the transfer in the new owner's name.

  • Leases and tenancies

    We draft, review and register leases for residential and commercial property, and advise landlords and tenants on renewals, rent, and ending a tenancy properly.

  • Title rectification

    Errors in a title, such as a misspelt name, wrong acreage or incorrect parcel details, can hold up a sale or loan. We apply to the Land Registry to have the record corrected.

  • Change of user

    When you want to use land for a different purpose, such as residential to commercial, we prepare and follow up the application with the county planning authority and the Lands office until approval is registered.

  • Succession and matrimonial claims

    We guide families through succession after a loved one's death: obtaining a grant of representation, confirming it, and transferring the estate's property to the rightful heirs. We also pursue a spouse's claim over property held in the other's name.

  • Land litigation

    We represent clients in land disputes before the Environment and Land Court and other forums, including boundary disputes, fraudulent transfers, trespass and eviction matters.
